§ 32-59. Platting.

  • (a)

    Preliminary review. Before filing a preliminary or final plat, the subdivider or his agent shall present a sketch of the proposed plat to the village board. The sketch shall be to sufficient scale and accuracy and indicate the following information:

    (1)

    Boundaries of the area to be subdivided.

    (2)

    Uses of lands adjacent to the proposed subdivision.

    (3)

    Proposed roads, easement, public access to streams, dedications, community facilities and utilities.

    (4)

    General lot layout showing proposed lot sizes.

    (5)

    General soil conditions, seasonally wet areas and slopes over 12 percent.

    (6)

    Proposed filling, grading, lagooning or dredging.

    (7)

    Delineation of periodic flooding areas, shorelines and high-water lines.

    (8)

    Description of property owned or controlled by the subdivider contiguous to the proposed subdivision.

    (b)

    Procedure.

    (1)

    Within 20 days after submitting the sketch plan by the subdivider or his agent, the village board shall meet and review the proposed subdivision and shall notify the subdivider of any changes, additions or corrections to his proposed plat necessary to expedite the final platting.

    (2)

    The village board may require a preliminary plat, in accordance with Wis. Stats. § 236.11, be submitted to the village board and appropriate plan agencies by the subdivider or his agent.

    (3)

    A final plat shall be submitted to the village board when all objections of agencies having authority to object have been met. The final plat shall not be submitted for approval until all monumenting has been completed as required by law. The final plat as submitted shall meet all the requirements in Wis. Stats. ch. 236.
